Location & Overview

Greenwood offers solitude, tranquility and relaxing outdoors in a wildlife abundant environment. It is a unique 1788± acre parcel of land located in northeast Texas along the Red River 16 miles north of Clarksville in Red River County, Texas. Greenwood is ecologically diverse, comprised of riparian, river terrace and upland habitat. The uplands are dominated by mixed hardwood-pine with the adjacent terraces harboring remnant specimens of chinkapin, bur and shumard oaks and scenic groves of scattered large native pecan trees. The riparian bottoms harbor eastern cottonwood, sycamore, black willow, rough leaf dogwood and eastern red cedar and ox-bow lakes. Greenwood is surrounded by ranches of 1000+ acres. This property is one of the few of its caliber available for new ownership.

Historically, large hardwoods dominated the landscape; more recently the bottomlands were farmed and cattle grazed. In 1997 the land use plan changed and the entire property was dedicated to habitat restoration and wildlife conservation. Consistent with the new land use intent, farming and livestock grazing was terminated. Today Greenwood is an outstanding example of how degraded wetland and adjacent terraces/uplands can be restored to their original natural habitat with native flora and fauna.

Soil

The soils are excellent, diverse and naturally very productive. The uplands are comprised of the unique Wrightsville-Rodessa complex and other sandy soils. The terraces and bottomland soils are alluvial with both hydric and porous characteristics.

Wildlife

The Red River makes about a two mile bend at Greenwood. Large sandbars with sparse vegetation and the adjacent riparian, terrace and upland habitats attract abundant wildlife. Over 200 acres of beaver sloughs, oxbow lakes, and additional shallow water impoundments created through the wetlands restoration program attracts abundant ducks and other waterfowl. The property is traversed by the temporary Greenwood Branch and the permanent, pristine, spring-fed Collier Creek. A healthy white-tailed deer population with trophy bucks is intensively managed. Feral hogs are numerous on the property. This is one of the few properties in northeast Texas with a healthy bobwhite quail population.

Structures

A recently constructed, attractive, modern 1,512 square foot, one bedroom, bath, log-cedar siding home is located within 1/4 mile of the paved farm road 1159.

A spacious 40 x 60 foot, insulated, metal barn with 2,400 square feet of adjoining shed space is located about 300 feet from the house.

A three bedroom, bath and kitchen guest facility is located beyond the barn on a rise.

Access

The property is located north of Clarksville, Texas on FM 1159, 8.2 miles east of the junction with TX 37 and 16 miles north of the junction with US 82. FM 1159 is a paved all weather, state maintained road. Approximately 1/3 of the acreage is on the south side of the paved road and 2/3 to the north along the Red River.
